Kennedy Redford were appointed by Newsholme Developments to undertake RIBA 2 to 4 design for the shell and core construction of a new industrial facility, including structural design of the main building and associated external works and drainage. Following the completion of tender stage, Kennedy Redford were novated to Principal Contractor, UC Build for the completion of RIBA 5 services.
The site is located adjacent to the River Don and falls within Flood Zone 2 and 3. The site has been subject to significant flooding in recent years resulting, on occasion with the River Don bursting its’ banks. To mitigate future fluvial flooding, the main building floor levels were set to enable adequate freeboard.
To minimise attenuation volumes, Kennedy Redford manipulated site levels to contain surface water in extreme flood events whilst minimising the risk of offsite flooding also.
In addition to managing the surface water constraints, Kennedy Redford provided coordination of the site remediation works as part of the pre-tender requirement to address the contamination risks on site.
