Comprising 30.15 acres, the site has consent for B1 and B2 employment units for manufacturing and distribution uses set in a green park environment. Earlsfield Park is situated in a highly prominent position fronting the M57 motorway and is accessed directly from Junction 2.
Planning was obtained by Marshall’s house planning team and the scheme has been designed by sister company BMS. Site preparation has now been completed and Marshall Construction (West Yorkshire) Ltd will complete construction of the development in early 2025.
Kennedy Redford has provided Civil and Structural Engineering consultancy throughout all stages of design and construction. The site is located in an area of historic coal mining activity, and has therefore been subject to a comprehensive programme of remediation including grouting and capping of historic mine shafts. The natural ground conditions of the site comprise soft clays at shallow depth, which presented challenges both for the design of industrial ground bearing floor slabs also construction access and working platform design. Kennedy Redford therefore proposed a programme of ground stabilisation be implemented across the full site area, which has led to a significant reduction in the requirement for export of excess material off site and the import of engineering fill. This approach leads to an reduction in cost and programme, and embodied carbon impact related to the use of raw material and increased vehicle movements.
